Richmond Hill vs. Markham: Which Community is Right for Your Family in 2026?

If you are searching for a home in York Region, two communities consistently rise to the top of buyers' shortlists: Richmond Hill and Markham. Both offer outstanding schools, strong community infrastructure, and relatively more value than downtown Toronto — but they have distinct personalities, price points, and lifestyle offerings that make them better suited to different buyers.
As a REALTOR® who has served both communities for over 22 years, I get this question regularly. Here is an honest, side-by-side comparison to help you make a well-informed decision.
Home Prices: What Your Money Gets You
Richmond Hill
Richmond Hill's average home price currently sits around $1,195,972 across all property types. Detached homes in established neighbourhoods like Bayview Hill and Jefferson can reach well above $1.5 million, while townhouses and semi-detached properties offer more accessible entry points in the $800,000 to $1.1 million range. Condo apartments are now available around $500,000 for one-bedroom units — an increasingly popular choice for first-time buyers.
Markham
Markham's pricing is broadly comparable to Richmond Hill, though specific pockets vary significantly. Unionville and Thornhill (straddling the Markham/Vaughan boundary) command premium prices, while newer communities in Cornell, Cathedraltown, and Cornell Rouge offer more competitive pricing. One-bedroom condos in Downtown Markham near the York University campus are also available around $500,000, targeting the same first-time buyer demographic.
For buyers seeking more home for their dollar, both communities offer similar value propositions — the difference comes down to neighbourhood preference and commute priorities.
Schools: A Near-Tie at the Top
Both Richmond Hill and Markham are served by the York Region District School Board and the York Catholic District School Board, both of which are among the highest-performing school boards in Ontario. Top-ranked secondary schools exist in both communities, and Fraser Institute rankings routinely place schools from both cities in Ontario's upper tier.
For families prioritizing school choice, the honest answer is that you will find excellent options in either community. The difference is more about which specific school zone a particular home falls within — something I always verify for clients who have specific schools on their shortlist.
Community Feel and Lifestyle
Richmond Hill: Established Neighbourhoods with Green Space
Richmond Hill has a more settled, mature character in many of its established neighbourhoods. Areas like Bayview Hill, Oak Ridges, and Lake Wilcox carry a distinct residential feel, with mature trees, established parks, and a quieter pace. The Oak Ridges Moraine and Lake Wilcox offer exceptional natural amenity right within the community — trails, conservation areas, and waterfront that are genuinely rare in the GTA.
Richmond Hill also has a vibrant cultural diversity — particularly its large Persian, Chinese, and South Asian communities — which translates into outstanding restaurants, grocery options, and cultural programming throughout the city.
Markham: Urban Energy and Tech-Driven Growth
Markham has a more urban, forward-facing character, particularly around its downtown core and the Unionville area. It is home to a significant technology sector and a thriving Chinese-Canadian community, with some of the best Chinese cuisine and retail in the country. Downtown Markham is actively developing as a true mixed-use urban hub with the York University campus, performing arts facilities, and high-density residential growth.
For buyers who want more of an urban lifestyle without being in Toronto, Markham's downtown core and newer communities offer that energy in a suburban form.
Transit and Commute
Richmond Hill
Richmond Hill's transit access runs primarily along the Yonge Street corridor, connecting to the TTC subway via the Viva Rapidway and York Region Transit routes. Highway 404 and Highway 407 provide excellent road access. The Richmond Hill GO line offers rail access to Union Station, though service frequency is lower than some other GO corridors.
Markham
Markham's transit options are strong along Highway 7 and the 407 ETR corridor. The Unionville GO Station and Mount Joy GO Station provide rail connections to Union Station with decent frequency. Highway 407, 404, and 401 all converge near Markham, making it one of the better-connected suburban communities in the GTA for drivers.
For buyers who commute downtown primarily by GO train, Markham's GO connectivity is slightly stronger. For buyers who commute by car or use the subway line, Richmond Hill's Yonge corridor may be more convenient.
New Development and Future Growth
Both communities have significant new development underway. In Richmond Hill, the Legacy Hill community off Elgin Mills is attracting buyers looking for larger detached homes with quick 2026 closings and easy 404 access. In Markham, Union Glen and Cornell Rouge are seeing new single-family construction, and Downtown Markham continues to grow as a hub.
York Region as a whole is gaining traction as a destination for buyers who were previously priced out — communities like East Gwillimbury and Stouffville are absorbing overflow demand, but Richmond Hill and Markham remain the established anchors of the region.
So Which One is Right for You?
Here is a simple way to think about it:
Choose Richmond Hill if you value mature neighbourhoods, natural green space, the Yonge corridor, and a strong Persian or Chinese cultural community presence.
Choose Markham if you want more urban energy, stronger GO rail connectivity, and proximity to tech employment corridors.
For first-time buyers, both offer condo entry points around $500,000 — your decision may come down to the specific building and neighbourhood more than the city itself.
The most important factor is always: what does your daily life look like, and which community supports it best? That is the conversation I love having with my buyers — it costs nothing, and it gets you to the right answer much faster.
